The urbanization is located and (partially) constructed in a rural green valley close to the village Calpe and only 4 km from the beach attainable within 15 minutes by car.
An urbanization with only access by guarded main entrance. In the center of the project a relax zone is situated with communal facilities such as pool, sundeck and spacious rooms available, facilitating service & wellness.
This development consists of 62 detached 3 bedroom-2 bathroom villas in five different models sized between 100 m2 and 160 m2, located on different plot sizes.
The position of the villas is divided in 20 clusters of two (2), three (16) or five (2) detached villas. All units (constructed and new to build) are equipped with fireplace, floor heating, climate control and domotica. Private garden and parking area are a standard for all villas. The larger units even have a basement and some of the already build villas even have a private swimming pool.
Current situation project
Of the total 62 villas planned 27 units are already constructed and ready to use in small clusters divided over the project. Of those 27 units 21 units are completely finished and 6 units are finished on the outside only.
The urbanization is secured by a brick wall with three fences handled by remote control for getting in and out by car mainly entering the urbanization is by main entrance. This brick wall is made out of natural stones and on top of it an iron fence concludes a total of a three meter high fence.
The villas are private and surrounded by garden fences made out of the same materials to create a good harmony with all other fences.
Infrastructure is completed, water, sewage, electricity supported by a new transformer, ADSL and gas (unique for Spain). All roads (asphalt) and nearly all pavements are finished.
Quality of construction is extremely high regarding the current condition of the villas. Planning of the development started in 2006 and according to the here above description 27 villas are constructed and mostly finished in 2008 and 2009. By this year the development went into stress due to the global crisis.
Even the communal pool is ready to use and constructed with a large basement for all required (new concept) service facilities.
Basically this is a development ready to take over and re-start construction and start up the marketing and sales immediately.
Proposed changes project
The contractor responsible for construction of the 27 villas and the infrastructure of the project is our construction partner.
The contractor is willing and ready to do modification to the already constructed villas to reach our new standard according to the demands of today’s international market and to build all new 35 villas in design IBIZA-style.
This company is also very well-known with all legal requirements and has a good track record to speed up the process of starting up construction and the finishing of the complete development according to Spanish regulations.
The company is looking for funding of EUR 16,500,000 to take over the mortgage of the bank and invest in the further development of the total project of 62 villa's, including all amenities "ready to use".
The financial partner can invest in different ways, which will be presented, including the complete documentation, after a NDA.
